Lea Bridge Road, Leyton. London E10

We were first involved with this project in 2010. Our client had acquired a small vacant site which had no established planning use. Our initial brief was to gain a residential planning consent for the site. We subsequently gained several further consents; each one taking advantage of changes in planning legislation to improve and maximise the residential capacity of the site. Work started on the build in 2019 but was halted by the Covid 19 lockdowns. The completed project is a result of a further planning consent we gained during lockdown, adding an additional floor to the building. The building includes 11 high quality flats over four floors, in a mix of 1, 2 and 3 bedrooms, together with a communal enclosed garden court. Efficient and elegant space planning and an in-depth knowledge of the relevant housing standards makes for a simple plan with minimal corridor and circulation space, maximising the living spaces and creating spacious light filled flats.
