On a tightly enclosed site with complex access, overlooking and Party Wall issues, this building was a challenge. Our client had acquired the site with an existing planning consent for 3 1-bedroom flats, 1 2-bedroom flat and a studio. Our brief was to investigate ways to improve on this proposal, specifically to create larger flats and improve the appearance of the building. The resulting building has a clean and simple modern design and includes a mix of 1 and 2-bedroom flats over 3 floors with private communal garden areas and secure parking to the rear. Efficient space planning and an innovative approach to dealing with the tight site and overlooking issues has informed the design, allowing spacious, light filled flats.
